Photos get recycled. Prices get inflated for buyers who "sound foreign." Titles get sold twice. We built this agency to close that gap — for the diaspora first, but just as much for local Kigali families and investors who want the same level of documentation and transparency.

How we work
Every property we list or sell goes through the same core process, whether the buyer is standing in the compound or watching a video call from another continent:
- Ownership and title verification — confirming the registered owner and UPI (Unique Parcel Identification) number with Rwanda's Land Management and Use Authority before we let a client get emotionally or financially invested in a property.
- Physical verification — a boundary check and condition assessment on the ground, not just a description written by whoever is selling.
- Transparent, dual-currency pricing — every listing shows the RWF asking price with an indicative USD figure beneath it, so budgeting from abroad doesn't require a separate currency lookup.
- Documentation before payment — buyers see the sale agreement, title documents and any relevant permits before money changes hands, not after.

Why remote buying is our specialty, not an afterthought
Most real estate agencies in Kigali are built around walk-in clients and in-person negotiation. We built our process around the opposite assumption: that the buyer might never see the property in person until they own it. That means recorded and live video walkthroughs as standard, transactions structured under properly notarised power of attorney, and payment structures that protect a buyer who can't be physically present to inspect before paying a deposit.
This doesn't mean local buyers get a lesser process — it means everyone gets the version of the process originally designed for the hardest case.
Where we operate
Our primary coverage is Kigali's three districts:
- Gasabo — Nyarutarama, Kimihurura, Kacyiru, Gacuriro, Kibagabaga, Kinyinya
- Kicukiro — Kagarama, Rebero, Kicukiro Centre
- Nyarugenge — Nyamirambo and the historic city centre
We also handle a small number of listings outside the city, such as lakefront development at Lake Muhazi, where we're transparent that the ownership structure (often leasehold rather than freehold) is genuinely different from buying inside Kigali.
What we don't do
We don't inflate prices for buyers we assume can't verify local market rates, and we don't push a sale before due diligence is complete — even when a client is in a hurry. If a title has a problem, we say so before an offer is made, not after a deposit is paid. This has cost us sales in the short term more than once. We think it's the only way this business is worth running long-term.
