What we do

Real Estate Services in Kigali

Every service we offer traces back to one goal — helping you complete a property transaction in Kigali with full documentation, whether you're across town or across the world.

  • Title verified
  • Escrow-friendly process
  • Virtual viewings
  • Power of attorney supported

Kigali Yacu Property offers seven core services, each built around a specific stage of owning, buying or selling property in Rwanda. Rather than a single generic "real estate agent" offering, we've split these out because the risks and the process are genuinely different at each stage — and because diaspora clients in particular tend to need a different mix of services than local buyers.

Buying and finding property

  • Buy Property — search, shortlist and secure a house, apartment, villa or land purchase in Kigali, with title verification built into the process.
  • Buy Property From Abroad — the remote-specific version of the above: virtual viewings, power of attorney, escrow-friendly payment structuring.
  • Real Estate Investment — for buyers evaluating property primarily as an investment, including rental yield and land appreciation analysis.

Selling and valuing property

  • Sell Property — valuation, marketing and negotiation support to sell your Kigali property.
  • Property Valuation — an honest, comparable-sales-based estimate of what your property is worth today.

Renting

  • Rent Property — verified rental listings for tenants, and landlord support for property owners renting out a house or apartment.

Protecting your purchase

  • Property Due Diligence — the umbrella service covering title verification, ownership checks and sale agreement review.
    • Title Verification — confirming a property's UPI, registered owner and dispute status with Rwanda's Land Management and Use Authority.
    • Sale Agreement Review — making sure the contract you're about to sign actually protects you.

If you've already found a property through another agent or seller, you can request this as a standalone service at request due diligence.

How these services fit together

Most transactions move through several of these services in sequence rather than using just one. A typical diaspora purchase looks like: buy property from abroad → shortlist from properties or an investment locationtitle verification on the shortlisted property → sale agreement review → transfer. A typical seller's path looks like: property valuationlist your property → marketing and negotiation → sale.

Land and construction services

If your interest is land rather than a finished property, our buy and build section covers the acquisition-through-construction path specifically: buying land in Rwanda, understanding zoning and access before you commit, and building a house once the plot is yours. This overlaps with due diligence and valuation above, but the sequence and risks are different enough from buying a finished house that we treat it as its own path — see property development in Rwanda for the construction side specifically.

If none of this maps cleanly to your situation — perhaps you're doing something more unusual, like buying land and building, or inheriting a property that needs a title correction — contact us directly and we'll tell you honestly which of these services applies, or whether you need something we don't offer.

FAQ

Frequently Asked Questions

Do I have to be in Kigali to use these services?

No. Every service on this page — buying, selling, valuation and due diligence — is regularly delivered remotely for clients living abroad, using video calls, digital document review and notarised power of attorney where needed.

Can I use more than one service at once — for example, buy and get due diligence together?

Yes, and in fact we recommend it. Due diligence is built into every purchase we handle; it's only sold as a standalone service when you've found a property through another agent or seller and want an independent check.

How much do your services cost?

Buying support and due diligence on properties we're selling are included in our standard commission. Standalone valuation and due diligence requests on properties found elsewhere are quoted individually based on scope — ask us for a quote before committing.

What's the difference between property valuation and due diligence?

Valuation answers 'what is this worth?' — a market-based price estimate. Due diligence answers 'is this safe to buy?' — title, ownership and dispute verification. Many clients need both, in that order, before making an offer.

Not sure which service you need?

Tell us what you're trying to do and we'll point you to the right starting place — there's no cost to ask.
