Furnished apartments, common in neighbourhoods like Kimihurura, Kacyiru and Nyarutarama, typically command a premium over unfurnished equivalents and are popular with expatriates, NGO staff and shorter-stay tenants. Unfurnished houses are more common for longer-term family tenants and are typically priced with more room to negotiate on lease length. Rents vary significantly by neighbourhood, but as a general pattern: unfurnished houses in family-oriented areas like Kicukiro and Kagarama tend to sit at more accessible price points than furnished apartments in Kimihurura, Kacyiru or Nyarutarama, where expatriate and corporate tenant demand pushes prices higher.
